			<content:encoded><![CDATA[<p>I had an enjoyable time today at the <a href="http://http://www.conejovalleyguide.com/local-events/annual-conejo-recreation-park-district-touch-a-truck-event-o.html" target="_blank">Thousand Oaks Touch-A-Truck Event </a>today.  It looks like the event was a huge success with thousands of Ventura County families flocking to the park to participate in tractor rides, train rides, firetruck and helicopter explorations and much more.  Admittedly, I was most impressed by the affordable lunch options ($1 hot dogs &amp; $2 hamburgers.)  Admission was free and the food was more than reasonable&#8211;what a great event for Conejo Valley families.  The event is a great pairing with father&#8217;s day weekend.</p>

			<content:encoded><![CDATA[<p>I was reading an uplifting article in the <a href="http://www.vcstar.com/news/2010/jun/07/positive-reviews-for-bicycle-races-roll-through/" target="_blank">VCStar about the success of the World Class Amgen Bike Race</a>.  The final stage started at the Thousand Oaks Mall which was flooded by excited spectactors cheering on cyclist from around the world.  The article reported the event attracted over 100,000 spectactors; selling-out hotels and bringing hundreds of thousands of dollars to Thousand Oaks and Conejo Valley businesses.  Suffice it to say, local business were excited and residents were proud to host such a fantastic event.</p>
<p>With this cycling event being such a boost to the Conejo Valley community, I started thinking about other races which might bring in athletes from afar.  How about a world class marathon?  I did a quick Google search and only found a half marathon from Santa to the Sea in Oxnard?  Ventura County has so many beautiful scenic  routes and perfect weather we should have an annual marathon hosted here.  I know Santa Barbara, Huntington Beach, and Los Angeles host huge marathons.  I wonder what kind of corporate backing a marathon would need in order to kick off into a successfull event?  Perhaps A &amp; E Property Management should kickstart this event!</p>

			<content:encoded><![CDATA[<p>I recently read an interesting article, “<a href="http://www.toacorn.com/news/2010-06-03/Community/Lowincome_housing_law_to_be_met_but_its_no_consola.html" target="_blank">Low-income housing law to be met, but it’s no consolation to residents of mobile homes” by Nancy Needham with the Thousand Oaks Acorn</a>.  This article reminded me of the classic book, Catch-22, by Joseph Heller.  Evidently, the city needs to provide state mandated low income housing options for its residents; however, the city of Thousand Oaks wants to replace 428 acres of an existing mobile home park with high density low income housing.  According to the state of California, mobile homes aren’t considered low income. </p>
<p>Admittedly, I haven’t followed this topic too closely and the article didn’t mention any other alternative options for providing low income housing in Thousand Oaks.  As a company offering<a href="http://www.venturacountypropertymanagement.com/service-area/thousand-oaks-property-management/" target="_blank"> Thousand Oaks Property Management</a>, I do get lots of prospective tenants shocked by the high rents in Thousand Oaks.</p>

			<content:encoded><![CDATA[<p>Anna Bakalis from the Ventura County Star newspaper managed to write another interesting article entitled <a href="http://www.vcstar.com/news/2010/may/20/simi-miniature-golf-park-wins-planners-approval/" target="_blank">&#8220;Simi miniature golf park wins planners&#8217; approval.&#8221;</a> Major projects like these directly impact the community, real estate values, and the desirableness of rental property management in Simi Valley.   The Simi Valley Planning Commission praised the project and said Simi Valley is lacking activities for the kids.  This plan includes expanding an existing 25 acre golf course to add three 18-hole miniature golf courses, a public park, community room, clubhouse and other improvements.  Originally, the project proposed for a water park and splash pad, but they were left off the plan.</p>
<p>Ironically, I blogged about a different golf course, <a href="http://www.venturacountypropertymanagement.com/simi-valley-property-management/" target="_blank">The Lost Canyon Golf Club in Simi Valley</a>, where developers propose to build 364 new homes on the struggling golf course site.  And now, this story touches on a different struggling driving range which isn&#8217;t bringing in any revenue.  The opposition in the new home development article cited traffic as being the number 1 concern against the plan.  I wonder if traffic would play a role in this miniature golf project with projections of up to 700 people per day expected to visit this site?</p>

<p>Although we are a property management firm who manges homes in Simi Valley, I feel  it&#8217;s not always beneficial for cities to overbuild neighborhoods with strip malls and new home tracts.  Sure 364 new homes might result in a few new Simi Vally property  management accounts for our company but I think the land could be used in a more aethestic way.  Perhaps it could be turned into a community park or  botanical gardens?  I know these options would not bring any significant revenue to the city of Simi Valley but they would enhance the desirablility and beauty of the city.</p>
<p>The article by the Simi Valley Acorn  mentions traffic as being the largest issue.  If we look to the new construction sprawl in the City of Oxnard in Ventura County, I think traffic is a major impact on a community which should be considered extensively.</p>
