For a management fee between 4% and 8%, based on gross collected rents, A & E provides:
- Computerized bookkeeping, detailed monthly statements and owner’s check sent by the 15th of the current month.
- Frequent, random and unannounced property inspections.
- Timely rent collection before mortgage due date.
- Preparation of the annual budget and reserves.
- Detailed tenant screening with low eviction rates.
- the Credit Bureaus for the tenant’s financial status
- the Courts for evictions or lawsuits against the tenant
- the National and Western Repositories for the tenant’s history
- the Criminal data base
- the Sex Offender data base
- the Terrorist data base.
- All our properties have vacancy rates less than 1%.
- All bills paid on time.
- Thorough screening and hiring of your on-site personnel.
- Complete maintenance service with no profit to our company, or we will train and supervise your on-site personnel.
- Training to your on-site personnel in: office, safety, maintenance and emergency procedures, Fair Housing Law, Real Estate Law and tenant relations.
- Efficiency studies that will reduce expenses and increase income.
- Newsletters that inform the residents in different aspects of their community’s life.
- Risk management.
- An individual trust account for each property.
- Preparation and service of legal notices.
- Periodic comparative market analysis of current rental values.
- Testers for shopping your property to grade your on-site manager’s performance and the compliance to the Fair Housing Law.
- For any additional services, like court appearances, consultations, etc., our firm charges its regular clients a discounted fee of $60 per hour.
- Our staff is on duty to answer the phone on Saturday and Sunday, when it is most efficient to run a paper ad for a vacancy.
- The residents can pay the rent, establish direct deposit, submit maintenance requests directly on our web site, or call the office and request to debit their checking account.
A & E advertises your vacancies on 28 Internet websites, including Yahoo, Craig’s list, Multiple Listing Service and several major employers, like the Navy, at no cost to you. We maintain a waiting list for all our properties. Either party can terminate the contract with a 30-day written notice. Our firm monitors changes in the Real Estate and the Fair Housing Law and keeps our personnel up-to-date. A&E Real Estate Services is a purveyor of high standard professional services to the many investors who truly would like their properties managed the way they want them managed and who want a constant visual monitoring of one’s investment.
Leasing Services.
For landlords who want to manage their own properties, even though we do not recommend it for obvious legal reasons, we can perform leasing services that incorporate everything we do for property management, but we stop after the tenant moves in and pass the responsibilities of running the property to the owner.
For this type of service we charge 45% of one month’s gross rent.
